We maintain contractor's licenses in Newton, North Newton, Halstead, & Hesston, and conform to all local permit and licensing requirements in every community in which we work.  By hiring Smith Home Improvements, you will be assured your project will not be stopped by local inspectors over licensing, permitting, inspection, or performance issues.

 

Be aware of "drive-through" discount contractors.  Any non-Kansas resident contractor, both individuals and companies, is required to register EVERY JOB with the Secretary of Revenue and provide a $10,000 surety bond.  If you hire a contractor without this registration for your job, the State can shut down your construction project at any time and subject the contractor to up to a $5,000 fine.

For your protection, we maintain worker's compensation and liability insurance. If you hire another company that doesn't provide this, any carpenter on your property who is injured will be covered under YOUR homeowner's insurance - which means hassle and increased rates for you.  And if there is a liability issue, our insurance protects you.  Many contractors can reduce construction costs by operating without insurance, but this places the entire risk on YOU and your insurance policy.

We Are Certified Lead Paint Renovators

 

The new Renovation, Repair, & Painting rule established by the EPA and KDHE require that as of April 22, 2010, all contractors who work on homes built before 1978 be licensed and certified lead paint renovators.  Smith Home Improvements has achieved Certified Renovator Firm status and each of our employees are Certified Renovators.

 

Lead paint chips and airborne particles can be a significant health risk for homeowners.  While there is considerable debate on this issue, it is nonetheless the law.  Under law, a contractor is required to show you his lead certification.  If he advises you he can give you a cheaper price by not being certified and following EPA and KDHE regulations, he is right - but he is breaking the law and potentially subjecting your family to unsafe lead levels in your home.  Fines range from $5,000 (KDHE) to $72,000 (EPA) per occurance of non-compliance.

How To Choose A Contractor For Your Job

Of course, if you chose Smith Home Improvements, you're in excellent hands.  But if you're comparing bids, be sure to also evaluate the contractors involved as part of your decision process.

During interviews with a homeowners, what is most often heard is, “When can you start? When will it be finished? How much will it cost?"  Seldom do we hear the most important questions concerning credentials and business practices.  While a reasonable timetable and budget is important, it shouldn't be the primary focus of your decision. You should focus on trust and quality, and the rest will fall into place.  If you are going to have a successful remodeling project, you need to learn the right questions to ask.
